What agents ask about the referral network.

Does Action Agent take a cut of referrals?
No. The platform never takes a percentage of any referral. The only money that moves between agents is the split they negotiated themselves, settled through the platform when the deal closes. Our revenue is the flat-fee subscription; the network is part of the platform value, not a separate take.
What is the default referral split?
25% of the receiving agent's commission, agreed before the introduction is made. Higher-touch referrals (the sending agent did the qualification, knows the buyer's budget) often command 30–35%. Lower-touch referrals settle closer to 20%. The agreed number is captured in writing and visible to both agents through closing.
Are agent-to-agent referrals on the network RESPA-compliant?
Yes, by design. RESPA Section 8 carves out cooperative agreements between licensed real estate agents. The platform enforces the four practical conditions: both agents licensed, the referring agent doesn't perform settlement services on the same transaction, the agreement is in writing, and state-level disclosure obligations are met. We won't let an agent ship a referral that misses any of those.
How are referrals matched? Is it just an alphabetical directory?
Curated. Search by market, language, price band, recent production, and review history. The sending agent sees only agents whose verified data fits what their client needs. We optimize for handoff quality over directory size — a smaller curated network beats a giant Yellow Pages every time.
How do payouts settle when the deal closes?
Automatically through the same payment channel that bills your subscription. When the closing lands, the agreed split moves from receiving agent to sending agent without an invoice chase. No cross-state W-9 hunt, no "I'll send the wire next week." This is the single biggest source of disputes in informal arrangements; closing it is most of the value.
What if a buyer leaves my market for a city where Action Agent doesn't have an agent?
The network is invite-only and growing market by market. If you have a referral going to a city we don't yet have an agent in, you can either send it outside the platform (and we won't track or settle it) or recommend an agent you know and we'll onboard them so future referrals can route through the platform. The network grows fastest in the markets your agents send to.
